Every fixer-condition house actively for sale in Pierce, King and Thurston counties, run through the same deal box we use on the auctions. These are listings, not auctions: you buy them the ordinary way, with an offer and an inspection.

Every week we run the same deal box across every fixer-condition house actively for sale in three counties. This week that was 260 listings. Most of them - 164 - are asking at or above what we think they are worth finished, which is the whole problem with shopping the open market for a flip: the ones that look like deals mostly are not, and finding that out takes an afternoon each.
Seventy-five cleared. The best of them was asking about 37 cents on our estimate of finished value, and the marginal ones sat close to 90.
