Every fixer-condition house actively for sale in Pierce, King and Thurston counties, run through the same deal box we use on the auctions. These are listings, not auctions: you buy them the ordinary way, with an offer and an inspection.

Every week we run the same deal box across every fixer-condition house actively for sale in three counties. This week that was 213 listings, a dozen more than last week. Of those, 126 are asking at or above what we think they are worth finished, which remains the whole problem with shopping the open market for a flip. A further 19 we could not judge at all, usually because the square footage is missing from the record, and we would rather say so than guess at it.
Sixty-eight cleared, up from 57 last week. The best of them was asking about 45 cents on our estimate of finished value and the marginal ones sat close to 89, so as before the ranking matters a great deal more than the count does. Tacoma still supplies the most, and Renton has moved up.
