A two bedroom, one bath condominium of about 940 square feet in a 1981 building on the east side of Kent, and the closest call of the week. Our two methods disagree on it by roughly a quarter. The neighbourhood model, which prices by the square foot from what has sold in this zip, puts a ceiling about $17,000 above the $145,000 opening bid. The other, a model of the unit as it stands, puts the ceiling near $115,000, about $30,000 under the bid. A per-square-foot benchmark built on houses tends to flatter a small condominium unit, so we trust the lower answer more, and when the two disagree we publish the one we would be willing to defend. If you want to test the higher reading, the work is condo comps inside this complex, plus the association's ledger and reserve position. Unpaid assessments can survive a trustee sale in Washington, and a pending special assessment would erase the room even on the friendlier number. -
36423 10th Ct SW, Federal Way, WA 98023 · opens at

Four bedrooms, three baths, about 2,830 square feet, built in 2009. The opening bid is about $493,000 and our ceiling about $442,000, so the bid is roughly $50,000 over. Our two methods agree within about twelve percent on the finished value, which makes this a clean pass rather than a close call: the lender is opening at about 55 cents on the finished value, and that leaves no room for a blind repair budget. One practical note for anyone who goes to look. This is a corner lot, and the county carries the same parcel under a second address on SW 365th St. A map search on the 10th Ct address tends to land on the house next door. Use the parcel number, 1112630120, not the pin. -
710 W Simpson Ave, McCleary, WA 98557 · opens at
$219,478
Two bed, one bath, about 1,120 square feet, built in 1943. Opening bid about $219,000 against a ceiling of about $166,000, so roughly $53,000 over. We have no neighbourhood benchmark in Grays Harbor and the finished value is an automated estimate, but the gap is wide enough that the estimate would have to be off by a third for this to work. -
5011 N Cedar St, Spokane, WA 99205 · opens at

Four bedrooms, one bath, about 1,520 square feet, built in 1927. The opening bid is about $226,000 and our ceiling about $96,000. The lender is opening at more than 80 cents on our estimate of finished value, which is a retail price with an auction's risks attached. The only buyer this makes sense for is one who wants to live in it, and that buyer should wait for it to come back as a listing. -
LISTED FOR SALE
1505 N B St, Aberdeen, WA 98520
Two bed, one bath, about 1,180 square feet, built in 1948. The owner has this on the market, which usually means the sale is called off before Friday or the property sells first. If you want it, the route is an offer through the listing, not a seat at the courthouse. Our ceiling on it is low in any case: Aberdeen values do not leave much once a full repair budget comes off. -
101 SW 119th St Apt 308, Burien, WA 98146
A unit with no square footage on the public record, in the same building as the unit we could not value last week. Our method prices by the square foot, so both halves of it fail at once. Two units from one building in two weeks is also worth noticing on its own: it says something about the building or the association, and a condominium foreclosure already carries an assessments question our screen does not model. -
1425 17th St SE, Auburn, WA 98002
Not a house. The public record shows a 1955 office building on this parcel, and our deal box is built for single-family flips. Commercial property at a trustee sale can be a fine purchase, but it needs a different valuation and a different buyer than anything on this page.
How we screen
- Maximum bid = after-repair value × 0.70, minus repairs, minus any senior debt that survives the sale. The 70% is deliberately deeper than the 75% a retail flip uses, because a trustee sale is as-is, cash the same day, usually with no interior access and an occupancy question attached.
- Repairs are modeled at $50 a square foot, and $65 when nobody has been inside - which, at auction, is almost always.
- Risk flags carry through to the write-up: occupancy, lien position, small-home valuations, and anything about the property type that makes a price per square foot unreliable.
