A 1968 three-bedroom near Lake Chelan. On the numbers this is the only property on the Aug 28 list where our ceiling sits above the opening bid, and it is not close: roughly $170,000 of room. That is exactly why it deserves suspicion before enthusiasm. An opening bid near 20% of the after-repair value is the single most common signature of a junior deed of trust, where the senior loan survives the sale and the winning bidder inherits it. We have not confirmed lien position. Pull title before you spend a tank of gas on the drive, and if it is a first position at this bid, be at the courthouse early.

A 2011 build, roughly 3,100 square feet. Newer construction usually means a lighter rehab than our blind estimate assumes, so the ceiling here may be conservative. Orting comps are thinner than Puyallup's - verify before you lean on the ARV.

We are not putting a maximum bid on this one, and the reason matters more than a number would. It is Lake Tapps waterfront, where our price-per-square-foot approach stops working - the same square footage is worth wildly different amounts depending on shoreline, and a figure derived that way would be false confidence rather than analysis. Comps or nothing here.
The practical point is the badge. The owner already has a buyer under contract, which makes this the likeliest auction on the list to cancel outright. If you were planning your Friday around it, do not. The realistic path on a property like this is a conversation with the listing agent before the sale date, not a seat at the courthouse - and if that sale closes, the auction simply goes away.

How we screen
- Maximum bid = after-repair value × 0.70, minus repairs, minus any senior debt that survives the sale. The 70% is deliberately deeper than the 75% a retail flip uses, because a trustee sale is as-is, cash the same day, usually with no interior access and an occupancy question attached.
- Repairs are modeled at $50 a square foot, and $65 when nobody has been inside - which, at auction, is almost always.
- Risk flags carry through to the write-up: occupancy, lien position, small-home valuations, and anything about the property type that makes a price per square foot unreliable.
